BEACHBALL PROPERTIES VACATION RENTAL POLICIES:
RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.
NO SMOKING: All properties are non-smoking.
AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.
CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.
CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.
MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.
PARKING PASSES: _2 Parking passes___ Are included with the reservation. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.
CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.
WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.
RATES: Rates subject to change up until time of booking. Additional fees and taxes may apply.

Great place
Really impressed upon arrival. The outside was very clean and appeared to be recently renovated. The luggage carts were awesome. The inside of both lobbies were always spotless and smelled clean as they were always mopped and vacuumed. I hardly ever seen any sand in the lobbies. The fans running in the hallways are a good idea, every place should have fans for circulation. The balcony was very nice and the sliding doors worked flawlessly. We loved the corner unit and the fact every bedroom had access to balcony. Inside the unit was clean and spacious. Great water pressure in the showers. The stay couldn’t have been better for myself and family.

The balcony’s sliding door would stick and was very hard to open and close. One shower had mildew on the tile and curtain.

Great vacation spot
Loved having a corner unit, unfortunate that we were not able to access deck during the day as the construction noise was relentless. Unit was clean and spacious, but could use some additional basics such as hair dryer, bathroom mat, placemats, etc. Property management was very responsive to needs. Overall, we had a great time and enjoyed our stay!

Our stay at the palms on orange beach was so relaxing. The condo was very clean with a great view. We were there the week before Labor Day and it was not very busy at all. For a retired couple this was great for us

Excellent Unit and seevice
Check in was so easy, and the provided directions were simple and accurate. We went straight to our unit. Parking was great. Easy beach access. Unit had a great layout and was perfect for our group.

Great Place
Condo was very nice, clean, & well stocked with needed household items. Location is great (very peaceful) with beautiful views. Beds were probably the most comfortable we’ve had in all our years of traveling. Also really appreciated the carpet in the bedrooms. Family has already asked if we can stay here next year.

Loved this place! Only suggestion is to work on sliding glass doors to open easier. Need WD40 or new rollers. Other than that the place was 5 ⭐️

Amazing View
Condo is gulf front and has an amazing view. It is on top floor (10th floor) and building is not a tall high rise. Nice to have 3rd bedroom and all bedrooms have balcony access which was awesome! Master bedroom faces gulf and other two bedrooms face the 2nd Palms building. But you still see ocean from balcony and is great additional outdoor space. Condo is dated and could use some refreshing (carpet in bedrooms needs replaced, bedding/decor in bedrooms, kitchen needs painted, glass dining table). However none of this would deter me from renting. We had a great week and definitely would return in October again.
