The comfortably furnished living room kitchen, and dining room make up the entire first floor, including a SLEEPER SOFA, half bath and spacious laundry room, perfect for stowing beach bags, bathing suits and sandy shoes after a day at the beach. The kitchen island seats 4, plus nearby dining that seats 6 means family and friends will have plenty of room to spread out. Step out to a spacious, fully-covered porch overlooking the pool, that offers a great spot for outdoor dining, and a comfortable seating area that is a perfect place to sit and enjoy your morning coffee or tea.
Head upstairs to find the master suite with KING-sized bed and private bath, two guest bedrooms one with a king sized bed, and one with a queen sized bed that share a full bath in the hall. Retreats on Hudson – Coral includes free high-speed wifi and Smart TV. This elevated home features ample off-street parking below, a fenced yard, private pool and gas grill.
Vacationing with a larger group? Reserve Retreats on Hudson – Seagrass, the adjacent home next door. This identical property offers all the same amenities and sleeps 6.
NOTE: Retreats on Hudson - Coral is a FAMILY FRIENDLY house and parties are strictly prohibited. Every home in our portfolio is designed to host only vacation guests, and guests of Luxury Simplified Retreats are expected to abide by the rules and NOISE ORDINANCE enforced by the Town of Folly Beach. Those that violate the terms of occupancy, host events, and or parties will result in immediate loss of use. The City of Folly Beach has strict rules and regulations regarding such events and if in violation, guest will incur fine of $2,500. Retreats on Hudson - Coral is a NO SMOKING property. No exceptions.
Access
Each of our luxury vacation rentals is accessed by a keyless door code for ease of entry, and allows for a zero-interaction check-in/check-out process. A door code specific to each guests' stay will be provided by your Concierge on the date of your check-in. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. In addition, for properties with gate or garage access, you will be given this access code on the day of your arrival as well.
Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure with these codes. Additionally, requests can be made for your Concierge to meet you at the property upon check-in. We are here to make the check-in process a seamless one!

Our concierge team is committed to delivering exceptional service, impeccable cleanliness and all the amenities of your everyday home. With each stay you'll enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker, kitchen cookware and utensils, shower toiletries and soaps, extra linens and towels, air conditioning, cable and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our pleasure to provide suggestions for restaurants, make reservations, organize activities, and answer any questions.
We offer the option to purchase trip insurance through CSA Travel Insurance. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).
At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.
We have temporarily adjusted our cancellation policy to allow for flexibility to help you make the right decisions regarding travel at this time. Please inquire with out team for additional details.
Folly Beach has a noise ordinance starting at 10PM that applies to private residences. Please be mindful of your neighbors. Noise complaints can result in fines.
Minimum rental age is 25.

Unresponsive Management Company
When we arrived on Saturday, there was a strong sewer smell in the master bedroom and bathroom. We could not sleep in the room for two nights because the stench was so bad. We reached out at 7:30 am Sunday morning with a response that our concern would be forwarded to their operations team. We had to reach out again at 11:00 am with a response that they will follow up with us as soon as they hear back from their team. We had to reach out a third time at 2:40 pm only to be told that someone would be out on Monday to address the issue. At noon on Monday, a member from the cleaning crew came out to verify that the bathroom had been cleaned and that he would submit a report that there was a sewer smell. At 3:00 pm on Tuesday, we reached out again to be told that someone would call us at 10 am on Wednesday. We did not receive a call, so at 4:55 pm, we texted again, and received a call to let us know that someone would be out the next day. A maintenance crew member came out at 12:40 on Thursday to fix the wax ring on the base of the toilet. We found it comical that the last email and text we received said:"Our goal is to always deliver 5-star service, so if you believe you received anything less, please reach out to us directly by emailing and let us know if we fell short." I am not quite sure how much more we could have reached out during our vacation week. They certainly fell short for us. If we were the homeowners, we would change management companies.

Wonderful stay for family and friends
From the lovely house with a great layout, all the amenities in the fridge, pantry, and laundry, and the heated pool to the walkable to anything fun and so close to the beach, this was a 10 out of 10. My 8 year old and his friend had a vacation to remember and the grownups cannot wait to come back.

Great weekend get away!
Perfect location to everything on the island. Some of the reviews mentioned that the bar across the street was loud at night but we did not have any issues with the noise! Love that the house is dog friendly! Washer and dryer is amazing and quick! Will definitely make sure to rent this place again!
