This 3 bedroom with spacious loft bedroom suite and 3 bath golf villa located in the prestigious, world-class Palmetto Dunes resort! Imagine staying in this beautiful light-filled end unit and entertaining on your private deck with amazing views of the Fazio Golf Course! This golf course oriented villa is just a short walk to some of the best beaches on Hilton Head Island and is situated in the Inverness community with its three on-site clay tennis courts, a beautiful pool, and an 11-mile lagoon.
This well-equipped villa is complete with a chef's kitchen, sunny eating nook and large dining area with ample seating for all! There is also a cozy table outside for morning coffee or cocktails in the afternoon. The spacious Master bedroom with king-sized bed and an additional bedroom complete with 2 full-sized beds and walk-out to the deck are located on the main living area. Each bedroom has its own full bath. The third bedroom is located in the upper loft/bedroom and is complete with a king-sized bed and full bath. The loft includes an open concept area for relaxing as well as additional sleeping space on a queen sleeper sofa and futon. This is a great space for kids and adults alike! Televisions are found in the 2 main level bedrooms as well as the main living area. Cozy linens, towels and starter amenities are included with your stay. The spacious main level living area is open and inviting providing ample space to relax or entertain family and friends!
Inverness Village offers a private saltwater pool, toddler pool and sundeck for relaxing or fishing on the 11-mile lagoon . There is also a dock for kayak access on the 11-mile lagoon system. Adjacent to the pool are three new private Har-Tru tennis courts that are easy to reserve and free for owners or guests. Inverness is one of the only properties in Palmetto dunes with its own tennis courts.
We provide a beach wagon, 4 beach chairs and beach towels for our beach essentials!
Beach access at Disney Resort is a 5 minute bike ride from the villa. Parking is available on first come first park basis. You also have FREE access to the Palmetto Dunes Buggy during your stay - offered April - September. The Palmetto Dunes Buggy provides air-conditioned courtesy transportation within Palmetto Dunes and Shelter Cove and is just a phone call away! Palmetto Dunes offers three world class golf courses, miles of bike paths, Outdoor Outfitters for renting all of your vacation needs from bikes, kayaks to beach chairs and beach umbrellas, the General Store, restaurants and is close to shopping and grocery stores. Don't forget to visit The Dunes House oceanfront bar and grill during your visit - it is one of our favorite stops in Palmetto Dunes!

Do not take furniture out of the home or move it from one room or floor to another. NO RV's, sprinter vans or shuttles. No motorcycles or trailers are allowed on the property. Bikes must be secured. Only Inverness parking passes are permitted in Inverness parking lot. Other vehicles with passes from different complexes are subject to a citation or tow.
Guest Access:
Key code access will be provided in the days prior to your arrival for seamless check-in. Two parking passes will be provided during your stay. Parking pass must be displayed in vehicle throughout your stay in Palmetto Dunes. There is a maximum of 2 passes allowed in Inverness Village.

The villa is located in the beautiful Palmetto Dunes Resort's Inverness Village. Easy bike ride or walk to the beach. Palmetto Dunes has miles of bike paths, sidewalks and lagoon access for kayaking! The mid-island location is close to restaurants, shopping and the beach by vehicle or The Dunes Buggy shuttle service seasonally.
Other Things to Note:
Palmetto Dunes Resort does not permit RV's, Shuttles, or trailers. No logo or commercial signage vehicles permitted overnight.
Bugs
We get asked about Palmetto Bugs all the time. Yes, these are roaches and are found pretty much everywhere outside in South Carolina but we like to call them Palmetto Bugs as it makes them sound nicer! They can be pretty big, can fly and will scurry around the floor but they are largely harmless. They do occasionally come inside, especially at night and during or after any storms. Rest assured all of our homes are professionally treated monthly for pests. Any bugs that manage to get inside will die quickly.
According to Eric Benson, Ph.D. professor and extension entomologist at Clemson University “It has nothing to do with cleanliness or the economic conditions of the area,” said Benson. “They could be around the nicest home or the nicest hotel or resort.”
If you leave the doors or windows open, especially at night, you will likely see a few. This is perfectly normal. If you see 20 or 30 all in one place then please let us know. This might mean we have a nest somewhere in the home and we'll need to get pest control out to take care of it. This is extremely rare!
Please don't worry about bugs, enjoy your vacation. You'll likely not see any while you are here, we just include this note so you understand it's not unusual to see some and it doesn't mean the home isn't well looked after!

My paradise away from home
This place was so homie! So spacious but everything was right there whatever I needed it. I would so hope this place is available again for next year. Everything is so convenient and comfortable. Everyone was so nice and welcome and helpful. Beware of the beach parking signs because you would be issued a ticket for no less than $100.00 that is expected to be paid with in 24 hours. The pool is a little walk away but beware but enjoy the view of the alligators. The Dune’s Buggey service is amazing. All of the drivers are super nice and funny and helpful. So knowledgeable of what’s happening in the area. They stay open til 9pm! The place my family and I stayed in was so perfect. It was just enough spacious area for all of us that we enjoyed it so much and was thankful for being able to enjoy the boogie boards they had there for us. Thank you so much for a wonderful memory that my family will remember and cherish forever!

The best vacation we have had
This was the first time in years we have actually felt like we have had a vacation! Everything was so nice and clean and so much was there for us not to be running to the store everyday! We got to relax and enjoy our family vacation in a long long time! We can’t wait to come back again and enjoy another beach vacation!

Beautiful Townhome
My family very much enjoyed this home. There were 8 of us and we found there to be more than enough room for everyone. The townhome was stocked with everything you could need in the kitchen and bathrooms. Additionally, the property management group was great to work with and made sure the home had extra incidentals like trash bags, sponges, cleaners and freshly wrapped towels. We will be staying here again!

Great location. Great space. Perfect for our group. Would stay here again.
The only negative was we had to buy toilet paper and paper towels cuz property didn’t supply enough for our 4 night stay.

Excellent Quiet getaway
The condo has beautiful views of the golf course and is at the back end of palmetto dunes which is really nice and quiet. It’s a short bike ride to the beach access or general store. The golf course has great paths for riding in the late evenings that are right behind the condo. Loved the condo and kitchen was great. Will be back soon.

Great Space, Location, and Responsive
Both the location and the space of the property were terrific. We encountered two issues that the property management company communicated effectively about and resolved timely even though one of the issues was outside of their control.

Comfortable and convenient!
We visit Hilton Head at least 1-2 times per year and prefer the Palmetto Dunes area. This condo was the perfect location for our family to connect and relax. The decor was nostalgic with it’s 90s vibe, and really felt like we were welcomed as guests and not in a rental. The neighborhood was quiet, and the condo is well-equipped, spacious, and comfortable. We all enjoyed the pool, the short drives to the beach and to our favorite restaurants. Property managers were quick to respond with any questions and to resolve minor concerns. We would stay here again and recommend for families.
