Consisting of 1260 square feet, this east-end, corner unit offers six sliding glass doors which open onto the 90 feet of wrap-around balcony from all bedrooms and living room. Unit 301 is ideally located on the third floor, where you will enjoy spectacular views of surf and sand which are augmented by the sounds of the waves. A well-equipped island kitchen and plenty of counter space makes entertaining a breeze. The King-Size Bed in the master bedroom; a queen bed in the second bedroom; a set of twin beds in the third bedroom, and the queen-size sleeper sofa make accommodating up to eight people easy. Beautiful tile floors throughout compliment the beach décor. Spacious and tastefully decorated, unit 301 includes a washer & dryer, cable TV with smart TV’s, and wireless internet.
A Parking pass is EXCLUDED from the price. Guest must purchase a parking pass from the security guard at check in (limit up to two parking passes, $75 each, CASH ONLY FOR PARKING PASSES). Prices for parking passes are set by the condo association and are subject to change without notice.
Getting Around:
Uber, Lyft, and local taxi are available in our area.
Other Things to Note:
No Smoking. The Palms is a SMOKE FREE PROPERTY.
AGE RESTRICTION: Must be at least 25 years older to book. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.
If you have a third vehicle, parking is available at our office (Bella Beach Properties, 24711 Perdido Beach Blvd, Orange Beach, AL) for $50 (subject to availability).

Great place and great trip
We only got to spend 4 days but it was hands down one of the best places I’ve ever stayed at. Everything in the condo was clean and well taken care of. Everything worked how it should. And we were very pleased that the pictures were exactly what the condo looked like. The view was beautiful and we would recommend it to any friends looking for a place to stay. We will definitely be back to stay

Great location, passable cleanliness
The location of this condo was great. But the cleanliness was passable. The rug in the living room was stained and smelled, it should be thrown out. There was mold on the master shower curtain, the dryer did not work and the couch/chairs were full of sand and appeared not to have been vacuumed in a long time. I understand that it's Orange Beach and very busy during the summer, but it doesn't take much to make this condo worth the money that people are spending per night. Do better.

Orange Beach
It was perfect for our family! We enjoyed having a bed for everyone and a tv in every room for the kids to watch their favorite shows while falling asleep! The patio was incredible and the views were just what I needed! We saw dolphins two days in a row from the balcony! We loved being able to walk to the souvenir shop that was close by and the beach was beautiful!

Great vacation!
Condo was exactly as described. Everything was very clean and in good working order. Views were fantastic. We were able to sit on balcony and watch dolphins playing in the ocean. It was very convenient to beach and pool. Pool was great.

Nice place
Weve stayed at this unit multiple times. We like it very much. The only thing we would suggest is some "freshening up" of the unit overall. The furniture is starting to show some wear and a fresh coat of paint everywhere would help. Appliances are all good and work well. Balcony furniture (table & chairs set) really need to be replaced. They were worn out when we stayed in 2023. I would also suggest thst the cleaning crew sweep and clean the floors better. However, other than these few minor things, this is a great place to stay and we will be back.

Noisy
The living room furniture and deck furniture need to be replaced. Old and worn , not comfortable . We threw two busted chairs in the dumpster. Did not have some essentials for the kitchen. They were quickly bought for us when asked. Windows were filthy , as they had just finished construction. They did come and clean them when asked. Noise , Noise, noise , from building next door. From 7 am to 5:15 pm every day. They have three lifts going up and down all day. They have loud beeps , constantly. My husband fixed the toilet, exhaust fan, cleaned vents, fixed vacuum . The living room rug was so filthy we rolled it up and put behind couch. Communication with manager was excellent. I do think they need a new cleaning company Someone needs to check the condo for what works , needs replacing . Construction next door goes on thru 2025 we were told by condo owners in other buildings. I wish we would have been aware of this and we would have booked something else. Beautiful deck but couldn’t stand the noise outside or indoors you could hear it too

Outdated property but great view!!
When we checked in all of the patio furniture was in the living room and it was extremely dirty, two pieces even broken. The washer and dryer were rusty and super loud. Furniture and bathroom fixtures are outdated but the bedrooms were fine, Construction was going on, which we expected may be happening since the description mentioned it was possible, but it was directly beside us and above us the entire stay and started super early and was extremely loud. Made being on the balcony or sleeping in impossible. The pool was great! We would probably stay on this property again but would choose a different room.

Nice condo very good views.
Had a very enjoyable time. Condo could have been a little cleaner. Sand on floors gritty. Didnt find the dustpan. Vacuum did not work. Kitchen was well stocked. Nice ice machine!

Corner with a view
We have stayed at this facility several times. It is a great location. This unit has an awesome view and good accommodations. Missing some semi-essiental kitchen items, but overall good. Need to leave more than a single set of bathroom linens for guests... we had to wash almost every day. Overall, this is a good stay and being not too high as to make the stairs good to use for daily in/out.

Beautiful condo in a beautiful location. Loved the wrap around balcony that made the water visible from all rooms. The kitchen being stocked with all the appliances, utensils and dishes, made it easy to make meals and it was nice to not have to wash dishes after every meal so everyone could eat the next. Plenty of dinnerware to last all day. Beautiful condo!

Overall, positive experience with this property. Good location, very comfortable with plenty of room for our family, and very convenient beach access. Excellent beach views afforded by the east and corner location. Concerned with sliding glass doors in two of the three bedrooms that had broken locks, so unable to lock those doors (security issue). Also, the required parking fee of $65 per vehicle is excessive. Security guard was in the guard house only once during the entire four days of our visit. Only one roll of toilet paper provided in each bathroom (insufficient for four adults for four day/night stay) and no kleenex tissues in either one.
