Other Things to Note:
PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.
We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
This is one of four apartments in the building so we appreciate you not creating an undue amount of noise. If you do, guests in the other units may text me and you will be warned. A 2nd warning will result in me ending your reservation early.
Parties are strictly forbidden from this listing and we charge a $1000 fee for any unauthorized parties.
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (e.g. marathon and college graduation weekends) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $150
3+ hr early arrival/late departure: $200 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
We have Smart (HD) TVs with dozens of over the air/local channels along with thousands of shows available via Netflix, Amazon Prime video, and Google Play. However, there is no cable in the unit (e.g. ESPN, Disney, etc.) but the over the air channels often play major sporting events (SuperBowl, college football playoffs, NBA playoffs, etc.)
We do allow dogs upon request, so if you are highly allergic to dogs this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog hair here and there.
I do charge a pet fee of $35/night per dog that you bring with you. This reduces to $150/week per pet and $300/month per pet for longer term guests. We ask that you keep your dog crated at night and anytime you are not in the apartment. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
***If you neglect to inform me ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***
***Finally, smoking is strictly forbidden anywhere on the property - the apartment, building, or anywhere on the property***
***If I find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on surfaces, empty cigarette packs, etc.) I will assess a $500 cleaning fee in addition to the regular cleaning fee***
***We have external security cameras on all entrances to the apartment which we view remotely to validate party size, ensure no unauthorized parties are being thrown by guests, and no unauthorized pets are present on the property***
You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Friends in Nashville
Friends from Toronto high school days visited me in Knoxville and wanted to see Nashville the last two days (then fly out of Nashville), so I booked this spot in my fave Nashville neighborhood where we could walk to the 12 South district and even The Gulch. We loved the accommodations- there were five of us so we each got our own bed, and our little dog was very happy with the neighborhood walks and the fact she got to go to Frothy Monkey and into various 12 South shops. We all agreed this would be our choice to stay again on our next visit to Nashville - likely with husbands!

Perfect place for a moderately sized group of people. Close enough to walk to some places and have cheap cab rides to others. And it was as advertised.

Awesome stay
The location was perfect. Quiet , yet easy to get to where we were going with Uber. 12th and Belmont had excellent restaurants and even a Kroger down the street. The place was clean, smelled great and everything worked well. Would strongly recommend !!!

Overall was a nice stay in a great neighborhood centrally located to everything
Great neighborhood. Easy to get around. Centralized location. Private parking was a huge plus. We loved the rooftop! Overall, listing was accurate and as expected. Upstairs was a little bit cramped with the lower ceilings. Clean overall. There were some areas that could use a touch up here and there. Check-in process was cumbersome — multiple long agreements you have to go through and then they expire after a few days and there’s no way to access them again. The system also auto-generates random messages making communication not ideal and also suggested that we suddenly may not be approved (1 week out) for our already fully paid and at that point, non-refundable reservation with an additional fee for being a bachelorette even though their description said otherwise. This of course caused some panic but once we were able to talk with someone directly (Margot.. who was very nice and even later gave us some eatery recommendations!) it was a lot easier to manage and all of which was rectified. At arrival, we didn’t know which unit we were (would have been helpful to know ahead of time) and were given the incorrect access code to the apt as well as a Wi-Fi password that didn’t work. Property agency was very responsive though in fixing this issue. Walls are thin between units. Overall, would recommend despite some smaller caveats to be considered!

Perfect location
We had a wonderful stay at this Belmont area apartment. It was absolutely perfect for us. We have been to Nashville several times in the last 7 years and find this area to be one of our favorites. Very walkable to 12 South and Hillsboro Village and Midtown. A quick Uber to downtown as well. The host was wonderfully responsive with any and all questions we had and we would definitely stay here again!

Family Vacation and Baseball Tournament
This was perfect for our stay. 3 bedrooms, and 3 bathrooms, so each room has their own bath basically. Plus a pwder room on the first floor. It was $9 Uber ride to Broadway which saved us the hassle of parking as well as cost! Great space to spend time with the family! The area was nice,Belmont U was in our backyard and Vanderbilt was close, too. Would highly recommend!
